The gateway to the Lekki–Epe corridor — Lagos's fastest-growing and most affordable point of entry into that stretch of the city.
Ajah sits at the point where the Lekki–Epe Expressway really opens up, and it's grown faster than almost anywhere else in Lagos over the last decade as Lekki Phase 1 and Chevron have filled in behind it. It's the more affordable end of the corridor — new gated estates continue to spring up along and behind Addo Road — while the Ajah roundabout and market area remain its commercial centre. Sangotedo and the areas further toward Epe extend the same growth pattern further out.

Drainage is a known struggle in parts of Ajah, especially along Addo Road — water reaching into ground-floor homes after the heaviest rains is a real, reported seasonal risk worth asking about before committing to a specific property.
