Lekki, Lagos
Lagos's fastest-growing corridor along the Lekki–Epe Expressway — gated estates, diaspora buyers, and the widest price range of any single area in the state.
"Lekki" covers a long stretch running along the Lekki–Epe Expressway, and where in it you end up matters a lot. Lekki Phase 1 is the most established part, closest to Victoria Island and Ikoyi — gated estates, higher prices, popular with expats and returning diaspora buyers. Chevron Drive, named for its proximity to the Chevron corporate campus, is favoured for security, road quality and a quieter, more residential feel than Phase 1. Ikate, Osapa and Agungi form the mid-market middle of the corridor — well-connected, a mix of standalone houses and apartment blocks. Ikoyi and Banana Island sit just before Lekki on the same road; we treat enquiries for those the same way. Further out, the corridor continues into Ajah and beyond — see our separate Ajah guide for that stretch.
Lekki in detail
Typical rent
Standard listings in Ikate, Osapa and similar mid-corridor areas commonly range from roughly ₦5M to ₦12M a year, with the typical asking price across Lekki sitting around ₦10M/year as of August 2026 — up roughly 25% year-on-year. Premium serviced apartments and gated-estate units in Phase 1 and Chevron sit well above that.
Typical sale price
Typically around ₦85M for a 3-bedroom house across Lekki as of mid-2026, with a genuinely wide range either side depending on which phase, whether it's a new build, and the finish level. Land and bespoke builds are priced individually and vary too widely by plot, road access and title status to generalise honestly.
Landmarks & what's nearby
Lekki Phase 1, Chevron Drive, Ikate, Osapa and Agungi are the best-known sub-areas along the corridor.
Getting around
The Lekki–Epe Expressway is the one road nearly everything depends on, and it congests hard at peak hours. Ride-hailing (Uber, Bolt, InDrive) is the default for getting around day to day.
Security
Gated estates are the norm rather than the exception in Lekki Phase 1 and Chevron specifically, part of why those two sub-areas are a first choice for returning diaspora buyers and expats.
Flooding
Newer streets in Lekki Phase 1 and Phase 2 can flood hard after a short, heavy downpour — a known drainage strain that has come with the pace of construction along the corridor.
